With over twenty five year of diverse experience in the real estate industry, Susan Cotton is a Principal and Managing Director of Sun Property Management.

Previously, she directed and oversaw 10 property managers, five assistants and several on-site maintenance and engineering team members as the Managing Director of Property Management for Gatski Commercial; her direct responsibilities included oversight of over 6.5 million square feet of commercial properties. Prior to joining Gatski Commercial in 2008, Cotton worked in real estate sales, was a senior real estate portfolio manager with CB Richard Ellis and a commercial property manager for Realty Holdings Group for over 10 years. While at Realty Holdings Group, Cotton was directly responsible for managing the some of the premier properties in the Las Vegas Valley including Bank of America Plaza, Bank of America West, Best the West Shopping Center, Best on the Boulevard, Park Place Shopping Center and Westcliff House, to name a few.

Since coming to Sun at it’s inception in 2010, Cotton has overseen and grown the company from 0 to 4.9 million square feet today. The portfolio consists of 1.4 million square feet of office, 1.6 million square feet of industrial and 1.9 million square feet of retail. The company has been named Largest Third Party Commercial Property Managers 4 years in a row and was nominated for NAIOP’s 2018 Property Management Firm of the Year

By recognizing the challenges of each property, and acknowledging the long and short-term goals of each client, Susan is able to continually educate her employees on how to most efficiently operate each individual property. She believes in the mind set that property management is not a “cookie cutter” business and the services provided need to be customized to each client’s needs and goals.

Professional Affiliations & Designations

Ms. Cotton is an IREM CPM candidate and is simultaneously working on acquiring her RPA designation from BOMA and is a member of NAIOP and a nominee for Property Management Firm of the Year.

Ms. Cotton has a Bachelor Degree in Business Administration from Youngstown State University.
